Customer:
As a leader in the candle industry, Illuminations' vision is "To inspire you to live every day by candlelight". To fulfill that vision, they needed a new 400,000 sq. ft. facility in the central United States. Not just any building would work; candle inventories need to be kept in a controlled temperature environment, and Illuminations' company culture required a special atmosphere in the office layout.

Program Challenge:
Illuminations' decision to relocate had been made, but time was getting short. A site had not been identified and Illuminations' special building requirements for the heat sensitive nature of their product meant air conditioning of the total building was a must. Additionally, the employee culture required an office layout that was not readily available in existing buildings.

Solution: Into the picture stepped Greenfield Builders Incorporated, a Butler BuilderŪ. Greenfield was able to quickly identify an excellent site, prepare drawings, and give a cost effective solution that fit within the Illuminations budget. At that point, Greenfield Builders brought Butler Real Estate into the picture as a joint venture partner in the project. Within 48 hours of their involvement, Butler Real Estate was able to present a customized build-to-suit for lease proposal for the project. The quick turnaround and competitive price led to a rapid final negotiation of the construction and lease contracts.
